How to Calculate Residence Construction Cost?
A residential building contains separate residences where a person may live or regularly stay. Each residence contains independent cooking and bathroom facilities and may be known as an apartment or a condominium. In other words, A residential building is defined as a building which provides more than half of its floor area for dwelling purposes. The residence construction cost calculation method has been described and a calculator for easy usage of the reader is incorporated.

Each building element in a residence has a different calculation method and construction cost. These are explained below based on each category.
RCC – Reinforced Cement Concrete
Reinforced cement concrete is used in various elements of the building such as Columns, beams, slabs, footing & staircase. The quantity of RCC structures is calculated in volume as cubic metres (cum). The composition of reinforced concrete is cement, coarse aggregate (gravel), fine aggregate (sand), water and steel. The cost of RCC includes material and labour charges for steel fabrication, concrete pouring, shuttering & centring.
Masonry Works
Masonry works are building a structure with brick, stone or block materials which are often laid in and bound together by mortar. Masonry works are used for building elements such as exterior walls, interior walls, compound walls, parapet walls, and masonry structures between plinth beams and tie beams. The quantity of masonry structures is calculated in the area as square metres (sqm). The area of the masonry is defined by the length of the masonry wall and the height of the wall deducting fenestrations in the wall.
Fenestrations (or) Joinery
Fenestration refers to the design, construction, or presence of openings in a building envelope, including the installation of windows, doors, and skylights. The quantity of fenestrations is calculated in the area as square metres (sqm). The area of the fenestrations is defined by the length and height of the fenestrations. The cumulative area of all the fenestrations is to be entered in the below tab.
Tiling or Cladding
Tiles in building construction are thin plates or elements used to cover surfaces like roofs, floors, and walls. Tiles in the present scenario are a primary element in bringing building interior as well as exterior finishing and beauty. The quantity of tiling work is calculated in the area as square metres (sqm).

A residence is “a temporary or permanent dwelling place, abode, or habitation to which one intends to return as distinguished from a place of temporary sojourn or transient visit.”
Individual Residence or Private Dwellings
Individual residences or private dwellings are generally owned by members of a single-family only. If more than one family resides in that building then it is called a multiple-family private dwelling. Private dwelling means any part of a structure that is occupied as a residence, or any part of a structure or outdoor living area that is accessory to, and used wholly for a residence. In other words, a residential plot wholly owned by a single family. The residential plot includes an individual dwelling structure with a living room, bedroom, kitchen & bathroom, a private lawn, a driveway and an entry porch within the plot, and other amenities necessary for dwelling purposes.
Apartment
An apartment is “an individual dwelling unit, usually on a single level and often contained in a multi-unit building or development.” An apartment building is a “building containing more than one dwelling unit.” “Apartment buildings are those structures containing three or more living units with independent cooking and bathroom facilities, whether designated as apartment houses, … condominiums, or garden apartments. Apartments differ from multi-unit residential occupancies that are not considered homes, such as hotels and boarding homes, by the provision of individual cooking facilities, the number of sleeping rooms, and the less transient nature of the occupants.”
A residential and apartment building may consist of individual owner-occupied apartments, apartments leased or rented by the owner (either the building landlord or the individual apartment owner), and public housing facilities.
Condominium
A condominium is “a multiple-unit structure in which the units and pro rata shares of the common areas are owned individually; a unit in a condominium property. Also, the absolute ownership of an apartment or unit, generally in a multi-unit building, is defined by a legal description of the air space the unit occupies plus an undivided interest in the common elements that are owned jointly with the other condominium unit owners.”
Condominiums are the new real estate rage in countries like the UK, USA, and Canada and are now widespread. Often called condos in short, condominiums may not be very popular in India, but they are readily available if you hunt around, especially in the western part of the country.
